    Looking for office space these days is a seemingly easy job. Every year, thousands of new office buildings are built in the United States. In the larger cities, these offices are generally rented even before construction is complete. Such pre-selling allows the owners to plan the type of office environment they’d like to build. Many developers will "build to suit" – creating a space perfectly designed for a particular business.

    However, a large amount of information does not ensure that a business owner will obtain the right answer. In addition, there's no universal rule for choosing a good business location. It's important for every business owner to determine how a location will contribute to the success of the business and choose accordingly. While there are many approaches to use in the selection of an office space, the following check list is a good place to begin:

    • Among the questions that must be addressed include: Is the location considered desirable? Is it easily accessible from highways and mass transit for employees, customers? Is it the right location in attracting the target market?

    • Amenities and services provided by the property is another area that warrants a close look. Does the property provide a 24-hour on-site security staff, adequate parking and food service such as a tenant Cafeteria?

    • Don’t overlook basic electrical power as an important consideration in choosing a business space. Make sure that any space under consideration has enough power for both current and future needs, in terms of the quantity of outlets and circuit capacity.

    • Another consideration that's important for many businesses these days is having modern phone and other data lines, such as high-speed Internet connectivity. An ideal location should be connected to a fiber optic network or wired for DSL or T1 line.

    Other considerations include the responsiveness and accessibility of property management, how well the property is maintained, the financial status of the building and the other leases within the building.

    Location can mean the difference between feast and famine. Next time you look for an office space, make sure you do adequate research and make the right choice!
